The preliminary plat incltides creation of three <br /> conventional one-half acre lots and two bacl<lots, consisting of a minimum of.75 acres, with Uoth Uacic <br /> lots served by 30 feet access outlots. The property abuts North Shore Drive to the north and Shadywood <br /> Road to the east. <br /> This item was taUled on NovetnUer 2151 and the a�plicant was directed to submit revised plans <br /> incoiporating the reconunei�datiorls in the City Engineer's letter dated 11-9-05. The applicant was also <br /> directed to address landscaping and screening of the proposed retaii�ing wall within Outlot B, The <br /> applicant has worlced with Staff and the City Engineer to develop plans which address the previously <br /> noted issues. The City�ngineer's conullents dated Jarnlaty 17°'were reviewed�vitli the applicant on <br /> January 24`�', and the plans dated 2-2-06 are under review by the City Engineer. Gaffi�on stated it appears <br /> that all past issues have been suitaUly addressed. <br /> Gaffron noted the Parlc Commission has not reviewed this plan but that Staff does not feel that they �vill <br /> be requesting anything other than the standard parlc fee. Land dedication, if required, would lil<ely be a <br /> 10-foot easemeut along the Shadywood and North Shore Drive fi•ontages, <br /> Staff recommends grantin�preliminary plat approval. <br /> Andrews stated he would be happy to address any concerns that the Plannin� Commission may have. <br /> Ralui opened the public hearing at 7,37 p.m. <br /> P�GE 15 <br />
