� ��� �� <br /> J \� <br /> MINUTES OF THE <br /> ORONO PLAN1vTNG COMMISSION NIEETING <br /> Tuesday,February 21, 2006 <br /> 6:00 o'clock p.m. <br /> Gaffron noted a number of letteis from the neighbors have Ueen received within the past day, which are in <br /> opposition to the proposed based on the design of the house, the size of the house, and other concerns. <br /> Gaffron disn-ibuted a table of previous hardcover approvals to the Planning Commission. Gaffron <br /> indicated there have only been a small number of lots that have been developed along the lakeshore <br /> illustrated in this taUle. <br /> Gaffi•on noted the City Engineer has reviewed the latest drainage and grading plan si�Umiited by the <br /> applicant. The City Engineer feels the storniwater issues have been adequately addressed Uut is <br /> reconunending that a concrete curb rather than bituminous should be used along the southwest side of the <br /> driveway. <br /> Gaffi-on stated the site grading has been significantly reduced and does not have the negative impacts on <br /> tlze neiglzUorhood that earlier plans created. <br /> Gaffron stated the Planning Commission should consider the following issues: <br /> 1. The proposed driveway is 20 feet fi•om the south lot line, leaving ample room for vegetative <br /> / <br /> screening, althou�h under the ne�v plan the retaining walls and house are reduced to a <br /> ma��ihide where such screening may not need to be mandatory save for the average setbacic <br /> issue. <br /> 2. Any other issues the Planning Commission may have�vith this application. <br /> Gaffron stated the only issue remaining on this application is the neighbors' concerns. <br /> Broitzman had nothinb to add to Staff's report. <br /> Ral-uz opened the public hearing at 7:OS p.m. <br /> Greg Coward, 1950 Heritage Drive, stated he is the neighUor to the south�vest. Coward indicated they <br /> have a concem with the size of the proposed residence and the location of the residence, noting that all of <br /> the trees on this lot have been cut down, �vhich has increased their concern. Coward stated there used to <br /> be approxirnat�ly a dozen mature pine h-ees bet�veen their house and the cun•ent house. Coward stated <br /> due to the n�ees being removed, that screenin; is no��� gone for their lifetime. <br /> PAGE 11 <br />
