I�l OctoUer this application was refeized Uacic to the Plamiing <br /> Cominission by the City Council. <br /> The applicant is now proposing a smaller house,relocated fui-ther forward on the lot in line with the <br /> neighboring ltome to the east. The applicailt is also pro�osing to remove the e�isting driveway to <br /> Shoreline,Drive and create a new driveway to Heritage Drive at the rear, similar to the layout of his two <br /> adjacent lalceshore neighbors. Gafiron stated the volume of fill and grading has been reduced t� a net <br /> balance below 500 cubic yards, eliminating the need for a land alteration conditional use pennit. <br /> I�l addition, the applicant has located the house to meet an average setback line defined by the <br /> imme.diately adjacent home to the east and the second adjacent home to the �vest. The basis for this is that <br /> the Co�vard residence at 1950 Heritage Drive is located approximately 200 feet further back from the <br /> ]alceshore than the neighUorin�homes along Shoreline Drive,being the anonialy among lalceshore lots in <br /> the neigllborhood. Gaffron stated the Cowards �vould prefer a location closer to the lalce and <br /> reconunended that an average lalceshore ]ine be deternzined off the two adjacent lakeshore homes. <br /> Gaffi-o�l noted tlie Planning Commission has previously indicated approval of the lot width variance but <br /> denial of a conditional use pennit for ��adin�in excess of 500 cubic yards to create a���alkout siniation. <br /> PAGE 10 <br />
