Mr. Broitzman has also called to keep <br /> us informed of the plans for his property. <br /> We do not share the same level of alarm as Mr. Coward on the development of the <br /> property at 1860, and we do wish to convey our confidence in the Council in <br /> managing the expanse of Mr. Broitzman's plans. That said, we add the following <br /> comments: <br /> The proposed house and garage at 1860, sans the extra detached garage, appear <br /> to be already at the maximum for the lot size, and so we would encourage your <br /> scrutiny of the additional proposed detached garage. With appropriate and sufficent <br /> screening (a main concern for us) utilizing substantial new folliage, a �7,000+ sq <br /> foot house could be reasonable for the lot. Additional outbuildings might be <br /> excessive, however, and we leave it to the Council's judgment for its review of any <br /> adjacent structures or excessive square footage. <br /> Our biggest lament about this development would be as we expressed last fall <br /> during two council meetings (which we separately attended): screening. The razing <br /> of most mature trees on the 1860 lot has resulted in a serious exposure of our <br /> own property at 1910 Heritage Dr to the traffic of Shoreline Drive on the south side, <br /> which is even more evident during the winter months. We have seriously <br /> encouraged Mr. Broitzman to screen his lakeside exposure along the road with a <br /> wall and/or folliage, and to plant additional screening folliage along his lot line <br /> adjacent to our own to restore privacy and discourage further exposure. We would <br /> encourage the council to require said reasonable screening in Mr. Broitzman's final <br /> property development proposal. <br /> We are respectful of Mr. Broitzman's right to develop his property, and are confident <br /> that the Council will continue its diligent scrutiny of a reasonable aesfihetic structure, <br /> properly screened. <br /> 3/10/2006 <br />
