, � <br /> ��'�' <br /> A RESOLUTION APPROVING THE <br /> PRELIMINARY PLAT FOR PROPERTY LOCATED AT <br /> 3500 WATERTOWN ROAD <br /> FILE NO. OS-3152 <br /> WHEREAS, Bohland Development Inc. (hereinafter the "Developer") has an <br /> interest in the property within the City of Orono (hereinafter the "City") located at 3500 <br /> Watertown Road and legally described as follows: <br /> Outlot A, Kintyre, Hennepin County, Minnesota <br /> (hereinafter the "Property"); and <br /> WHEREAS, on August 17, 2005 the Developer filed an incomplete subdivision <br /> application with the City for preliminary approval of a six lot residential plat of the Property; and <br /> WHEREAS, after due published and mailed notice in accordance with Minnesota <br /> Statutes 462.358 et. seq. and the City of Orono Zoning and Subdivision Codes, the Orono <br /> Planning Coirmlission held a public hearing for the application and reviewed it as a sketch plan <br /> on September 19, 2005, at which time all persons desiring to be heard concerning this <br /> application were given the opportunity to speak thereon; and <br /> WHEREAS, on September 19, 2005 the Plaruling Commission recoinmended a <br /> number of revisions to the proposal including that it be processed as a Plaiuled Residential <br /> Development (PRD); and <br /> WHEREAS, the applicant submitted a revised sketch plan proposal which was <br /> reviewed by the P1aiuling Cornmission at a public hearing held on October 17, 2005, at which <br /> time the Plaiming Coinrnission recommended that the amended application be forwarded to the <br /> City Council for confirmation that the PRD �rocess was acceptable; and <br /> WHEREAS, at its regular meeting of October 24, 2005 the City Council <br /> reviewed the sketch plan and indicated that the PRD process would be acceptable, subject to the <br /> applicant addressing the City's Conservation Design goals and objectives, and subject to carefiil <br /> review that all standards necessary to ensure a successfiil development are met; and <br /> Page 1 of 12 <br />
