Each of the 6 lots will llave a drivew�ty access froni the priv�te road, <br /> requiring 1io new driveway accesses oiito Wafiertown Road. The revised �roposal <br /> specifically eliminates a buildiilg lot 1t the southeast corner of the property, whicli <br /> wo�.ild have reqltirecl a new separate driveway access to Watertown Road, �nd <br /> which would have haci the effect of severely iuterruptiiig the long nattu�al views <br /> iiito the site as iioted in the Rural Oasis study. <br /> 6. The potential nunlber of honles to be ultimately served by t11e private road is n�ore <br /> than 6, because the road outlot will extend to the north property boundary to allow <br /> for filhire road coiulection for developiilent of the property to the inuuediate <br /> . north. Ii would be appropriate to consider whether limiting the paved ro�d widtii <br /> to 24' (instead of the normally raquired 28' for 7 or illore hornes) if it can be <br /> shown that eaisting trees that ei�lzance the woodeci backdrop c�ul be preserved. <br /> The private road will be subject to homeownez• association ownership c`illd <br /> maintenance, and subject to an tulderlying Road, Draiiiage and Utility �asement <br /> to be grantecl to the City. <br /> 7. DevelopmeYlt as a PRD will allow the creatioil of an outlot between the wooded <br /> backdrop anci Watertown Road. This outlot inay contaiii stormw�.ter ponding to <br /> serve the development, and will be covered by a Conservation Easement as well <br /> as wetland preservation covenants and easements, wooded area presez•vation <br /> coveiiants, drainage easeznezits, etc. The inteizt is to preserve the area of the outlot <br /> ii1 as natural a condition as possible with no buildings, roads or other inan-made <br /> intrusions other tllan stormwlter ponding as necessary to serve ihe development. <br /> 8. Development as a PRD will allow for slightly smaller lat sizes than ilornlally <br /> required, which is i�:ecessary to �llow the relocation of the origin�lly pro�osed <br /> builcting lot at tlie soutlleast corner of the site to a loc�ttion behind tlle wooded <br /> blcicdrop, Each of i:he six lots will have 1 width of lpproxin�.ately 180' rather <br /> ihan tlie 200' RR-1B stlndard width. Each lot h�s a proposed builciing site <br /> meeting the RR-1B setback standards (50' fi•ont ancl rear, 30' sides). <br /> 9.
