A revised stoi7n�vater i�zanagenZent plan addressing the concept of a linear ponding area has not <br /> , been�rovided, This requires MCWD review and approval as well as City ap�roval, as it makes <br /> use of a portion of the wetland for stonliwater ileatment. The application should not move much <br /> further forward until there is some commitment Uy MCWD to a stonnwater plan involving linear <br /> pouding with the wetland. Also note that the judicioLis use of curU and gutter may Ue required to <br /> ensure that runoff from the road and driveways reaches the storniwater ponds. <br /> 2. Signi�icant fill will be needed to create the road access onto Watertov,m Road, and this �vill <br /> require suUstailtial retaining walls in Outlot B,rec�tiiring engineerii�g. <br /> 3. The grading plans for individual homes leave a lot io be desired. In all tl�ree Block Z lots,the <br /> steep slopes result in an inu-nediate drop away from the house, leaving no functional back yard, or <br /> the need for substantial tei�racing and retainiilg walls to have any sort of flat back yard. The <br /> actual gi:ading for each site nlay end up substantially different than shown on the current plans, <br /> and any anienities, such as�ools, sport courts, ete,, will be difficult to estaUlish without maj or <br /> topographic clianges. These lots may be difficult to market under the proposed layout. <br /> 4. Review of the City Engineer's con-unents. <br /> 5, Staff is in the process of drafting a Preliminary Plat A�proval resolution, a first draft of which is <br /> attached as ExhiUit H. <br /> Bohl stated the biggest recommendation�vas to relocate Outloi B furll�er Uack. Bohl stated they had <br /> originally pro�osed the stonnwater ponding behind Lots 2 and 3, with the hope to try to preserve as much <br /> of the iree buffer in that area. Bohl stated in his view ihe stormwater pond could be kept out of Outlot B, <br /> but tl�at when the wetland is moved into the wetland, tl�e Uiggest problem will Ue the Watershed Dish�ict <br /> and the need to mitigate ihe wetland lwo to one. Bohl slated they l�ave relocated tlle pond inCo � wetland <br /> area, which has allowed them to preserve some h•ees and lhat the wetla�ld would Ue improved through this <br /> process, but thal he is uns�u•e whether the W�tershed Distt�ict would allow ihenl lo do that. <br /> White slaled the idea of saving a bunch of trees is appealing. <br /> McMillan commented ihe wclland is fairly degraded and lhlt tliere are some adv�nt�ges to resioring <br /> ���ellands.
