ra�e � �i � <br /> Sorry about the long meeting last night but I think we addressed the important points. <br /> Here are some thoughts I have following the meeting: <br /> Glendale Cove � <br /> It appears that the views from Willow Dr. toward the back of the homes on the south side of the road is a <br /> primary concern. I will look at options to soften the way it will look and try to prepare some <br /> illustrations/images that might help. In addition, architectural design and a priority to accentuate the back <br /> of these homes could have a dramatic impact. Instead of the "Lundgren" big biock, we could provide <br /> designs that would actually look aimost as nice as the fronts. The image of the Lundgren development <br /> has cast a bad image compared to what this couid look like with creative design and planning. <br /> We can provide relief by varying the depths of the back walls, add design elements like pergolas on <br /> decks, limit the walkout levels to 50% at grade with the balance to be graded up to the first floor, and <br /> other ideas I have that could be incorporated into covenants. We could take Lot 8 and I will make that a <br /> rambler walkout. There might be the option to change the elevation of the street and make more look outs <br /> vs. walkouts. This limits the marketability, but would help "hold down"the three story appearance. I am <br /> meeting with my architect tomorrow to discuss these, and other ideas. We also have exterior elevations of <br /> some of the proposed homes. We can also provide some further sketches showing the backs of the <br /> homes. <br /> It might be helpful to have Gronberg stake the grading limits to show what will remain outside the <br /> development grading. Gronberg can provide some cross sections that might help understand the relation <br /> to the street/building heights. The grading will keep the large cottonwoods and I think we will be able to <br /> maintain more of the existing vegetation that lies within the wetland. There are probably 4 maybe 5 of the <br /> homes that will have the most visuai impact. <br /> I will prepare a preliminary landscaping/screening plan for the perimeter. <br /> I think it would be very helpful after some of this information comes together that we meet with the <br /> Council for a site visit to help explain the ideas. <br /> MacKinnon Hill <br /> I have just finished a plan that i would be using for a model on Lot 3 Blk 2. I will get this to Gronberg so <br /> that we can set it on the lot and do a grading plan for this house. This will allow us to get a handle on the <br /> grading for the most important lot that provides screening. <br /> i don't know what to do relative to the MCWD. I have not submitted a formal application. We need to <br /> strategy more on this but I think you need to take the lead. Let me know. <br /> Comments on the Draft Resolution: <br /> #6 I like this idea. It looks more intimate, may reduce storm water calcs and saves me money. Yea. <br /> #4 I would prefer that we use a covenant that we have a "no structures" limitation similar to the <br /> normal structure setback from septic site requirements. What does 4.(B and C) mean? <br /> Other than these notes, I'm ready IeYs go. Ha. Ha. <br /> I will be leaving for out of town this Thursday afternoon and won't be back until Dec. 28th.
