For a lot that's 1.4 acres (61,000 sf) for example, the footprint of all structures can't <br /> exceed 15% of 61,000 sf, i.e. 9,150 s.f. Unless you plan to build huge outbuildings, this is not going to be an <br /> issue, but it needs to be documented because this is a PRD and I wanted to make it clear for the future what was <br /> intended... <br /> ...remember that the Planning Commission recommended that this 15% limit not be appiied to the Glendale Cove <br /> project, in favor of using an FAR ratio of 0.5; after Monday's meeting, i'm not convinced that Council agrees with <br /> the PC on that point, and 15% of a 14,000 sf lot leaves a 2100 sf footprint, which might be just fine on some lots <br /> that size. Perhaps we need to define a house size/massing plan for each lot in Glendale Cove based on the <br /> visual impacts. Food for thought... <br /> The next Council meeting is January 9th.
