We seek to distin�uish the <br /> neighborhood from others through careful architectural design and review. <br /> The list of"Covenants" below are required in your home design. The "Guidelines" below <br /> are encouraged in your hoine design. This level of detail will ensure that this <br /> neighborhood is created and maintained throughout the building process and for years to <br /> come. Additional information is available in the Glendale Cove - Covenants and <br /> Restrictions. Please use this as your guide as you are considering ideas for designing your <br /> new home. <br /> Covenants - Glendale Cove Design and Landscaping: <br /> Architectural Design <br /> • Porches (or permanent courtyard). Full depth sitting porches to create a <br /> welcoming orientation toward the neighborhood. <br /> • No street exposed or rear exterior railings are to be constructed with dimensional <br /> lumber. (2X4's etc. detailed railings are preferred) <br /> • Home address plates are to be customized for each home. <br /> • Mailboxes will be matching throughout development, copper mailbox with <br /> matching posts. <br /> • Exterior home colors will be of such that no two hoines in a row may be with <br /> siinilar matching colors. <br /> • Uniforni average setback to adjoining homes. <br /> � Exposed streetscape elevation on all homes will be that of natural materials except <br /> for cement composite type materials. No vinyl or alurnimun soffits anywhere on <br /> the home. <br /> • Minimum 12"overhangs and 12" end rakes. (i.u�iess demonstrated to be <br /> architecturally appropriate) <br /> • Roofing. All driveways must be that of solid paved <br /> surface. <br /> • The side and back elevations of the home shall include a similar level of detail as <br /> the front of the home. This shall include; trim detail �roimd windows, stone <br /> accents, shed, gable, window grids and gable treatments and overhangs. <br /> • Maximum 25' horizontal wall expanse. For example: there must be a break in <br /> material, depth, or other accent on any wall with 25' lengtll or greater. <br />
