Box 66 <br /> Crystal Bay, MN 55323-0066 RECE�VE� <br /> Dear Assessor, APR � 5 2007 <br /> Re: PID#21-117-23-24-0060 at 2765 Shadywood Rd, Orono C�T Y OF pRp►y0 <br /> I am requesting that the Property value for this property be reduced. I feel there is <br /> excessive valuation on the building market value of$95,000. This same issue was raised <br /> back in 2002. At that time, appraiser Kevin Wynn toured my house and lowered the <br /> building market value from $112,000 to $61,000. This can be seen in a letter dated April <br /> 29, 2002 sent to me by Kevin. As I recall he was over 6 feet tall and thankfully he never <br /> hit his head on the numerous metal support beams in the basement that are about 5' 9" off <br /> the floor. <br /> Since 2002, the condition of the house has condition of the house has continued to <br /> worsen which would lead to a value of less than $61,000. I talked to one of the <br /> inspectors (I do not remember his name), explained the history of the house being <br /> overvalued, and invited him to take a tour of the house so I could demonstrate that it is <br /> overvalued. He said he did not need to tour the house and the valuation is correct. <br /> The following is a list of a few of the problems with the house. This list is larger and <br /> conditions have worsened since Kevin toured the house 5 years ago. <br /> -Roof Leaks which has caused an area of about 20 square feet of the living room plaster <br /> ceiling and walls to fall off(plaster continually falls off throughout the year. <br /> -Basement walls and floor continually leak water. This results in the basement floor being <br /> wet throughout the year(despite 6 sump pumps). <br /> -Entire basement is full of mold and mildew that can be smelled throughout the house. <br /> -Red squirrels living in Attic and sometimes getting into the house. <br /> -Home foundation moving, causing the bedroom and other walls to crack. <br /> -Garage foundation sinking in rear, causing water to run into garage during snowmelt or <br /> any rain. <br /> -Shed next to house splitting away from house due to foundation moving. <br /> -Corner of shed broken off from falling tree limb. <br /> -Most of the window frames are rotting. <br /> -The Paint is peeling off the exterior of the house. <br /> -The shingles are falling off the roof. <br /> I look forward to your positive response regarding this matter. <br /> ��� � �k d'-'� • <br /> U <br /> Best Regards, <br /> Thomas M.
