City Administra <br /> Date: August 22, 2013 <br /> Subject: Potential Expansions of Lurton Park? <br /> 1) Lupient Properties at 3200-3220 Wayzata Boulevard <br /> 2) Meinhardt Property at 3585 Sixth Avenue North <br /> Exhibits: <br /> A - Area Plat Map <br /> B - Park System Map <br /> C - Tax Information <br /> D - Airphotos <br /> E - Letter from Ed Hasek <br /> Lupient Properties <br /> Staff was approached in early August by Greg Hayes of Midwest Management Inc. representing the <br /> Lupient family who own a number of properties in Orono. They are interested in divesting themselves <br /> of the property on the north side of Wayzata Boulevard surrounded on three sides by Lake Classen. <br /> Mr. Hayes indicated they wished to offer it for sale to the City or to the School District prior to listing <br /> it for sale on the open market. <br /> The property is located directly east of Lurton Park. The property consists of two tax parcels. The <br /> westerly parcel contains approximately 10 dry acres and was formerly an orchard many decades ago. <br /> This property contains a very old farmhouse that has not been inhabited for 20 years or much longer. <br /> The easterly parcel is approximately 3 acres and contains a farmhouse (not inhabited?) and a large <br /> storage building which was constructed perhaps in the early 1980s. <br /> Assessed market value per tax records: <br /> Land Buildin�s Total <br /> West Parcel: $ 1,188,000 $ 1,000 $ 1,189,000 <br /> East Parcel: 304,000 120,000 424,000 <br /> Total $ 1,492,000 $ 121,000 $ 1,613,000 <br /> Mr. Hayes has not suggested a selling price for the property. <br /> Meinhardt Property <br /> Exhibits: <br /> A - Area Plat Map <br /> B - Letter from Ed Hasek <br /> C - Tax Information & Airphoto <br /> Staff inet with Ed Hasek representing the Meinhardts earlier this summer. The property abuts the NW <br /> corner of Lurton Park and contains an old barn. This property was a partial take by MnDOT for the <br /> 6/12 interchange; the taking left the owners with no house,just a barn and approximately 2.4 acres of <br /> land, of which perhaps just under 2 acres is dry buildable. <br />
