Lot 2 will continue to be served by a septic system and a private well. The existing <br /> septic system is non-conforming. Primary and alternative septic system sites meeting <br /> all pertinent standards have been identified for this lot. <br /> 7. Lot 2 will access from Willow Drive. <br /> 8. Lot 1 will access from Fox Street, generally as shown on the grading plan. <br /> NOW, THEREFORE, BE IT RESOLVED, that based on the findings noted above, <br /> the City Council of the City of Orono hereby approves the preliminary plat application of <br /> William G. Robinson per preliminary plat drawings attached as Exhibit A, subject to the <br /> following conditions: <br /> 1. The final plat shall include 10 foot drainage and utility easements along perimeter <br /> property boundaries and 5 foot drainage and utility easements along all interior <br /> property boundaries, outside of wetlands. <br /> 2. The final plan shall include right of way for Fox Street rather than the easement shown <br /> on the preliminary plat. <br /> 3. Subdivider shall execute a Flowage And Conservation Easement And Restrictive <br /> Covenant For Wetland And Wetland Buffer for the wetlands in Lots 1 and 2. <br /> 4. Payment of the standard park dedication fee for Lot 1 per the fee schedule in effect at <br /> the time of final plat approval. <br /> 5. Payment of standard storm water and drainage trunk fee for the entire plat per the fee <br /> schedule in effect at the time of final plat approval. <br /> 6. Subdivider is hereby advised that preliminary subdivision approval will expire on <br /> September 22, 2009, one year from the date of City Council approval. Should the <br /> Subdivider fail to complete the filing of the final plat application within the year <br /> deadline, it shall be necessary for the Subdivider to file a new preliminary subdivision <br /> application with the City. <br /> Page 2 of 4 <br />
