A+ RESOLUTION OF THE CITY COUNCIL <br /> la 4� 6161 <br /> �tl,,�; I��.t G~ NO <br /> ktsH.og' <br /> A RESOLUTION APPROVING THE PLAT OF <br /> WILLOW HILL <br /> FILE#12-3562 <br /> WHEREAS, the City of Orono is a municipal corporation organized and existing <br /> under the laws of the State of Minnesota; and <br /> WHEREAS, the City Council of the City of Orono (hereinafter"City Council") has <br /> adopted subdivision and land development regulations for the orderly, economic and safe <br /> development of land within the City; and <br /> WHEREAS, on August 27, 2012 the City Council considered the application by <br /> representatives of the Arthur J. Nelson Estate including Mark J. Nelson, Daniel A. Nelson, and <br /> Cindy L. Nelson (hereinafter the"Owners")for subdivision of property located at 400 Willow Drive <br /> South in the County of Hennepin, State of Minnesota and legally described as follows: <br /> "EXHIBIT A" attached (hereinafter the "Property"); and <br /> WHEREAS, on May 14, 2012, the City Council adopted Resolution No. 6137 <br /> granting Preliminary Plat Approval for the proposed subdivision of the Property into three single <br /> family residential lots; and <br /> WHEREAS, the Owners have completed or have agreed to complete all other <br /> requirements of the platting regulations of the City including: <br /> 1. Completion of all platting requirements of Preliminary Plat Resolution No. 6137. <br /> 2. Dedication on the plat of Drainage and Utility Easements as required in Resolution No. <br /> 6137. <br /> 3. Platting of a private road outlot 50 feet in width designated on the plat as Outlot B, and <br /> granting to the City of a Road, Drainage and utility Easement as well as establishing <br /> covenants for maintenance of said private road. <br /> 4. Dedication of all conservation and wetland easements as required in Resolution No.6137. <br /> 5. Dedication on the plat of 33 feet of right of way for Willow Drive; and a dedication of a <br /> Public Trail Easement over the westerly 10 feet of Lot 3. <br /> 6. Provision to the City of a title opinion for the Property and certified copies of all recorded <br /> easements currently affecting the Property. <br /> 7. Payment of Park Dedication Fee in the amount of$11,100.00. <br /> Page 1 of 2 <br />
