Building permits will not be issued for new construction <br /> until the plat is granted final approval and utilities are <br /> installed and the access road has been approved by the City <br /> Engineer for safe use by municipal inspection vehicles. <br /> Final utilities plans and road construction plans must be <br /> approved by the City Engineer prior to installation. The <br /> City will ask applicants to execute a developers' agreement <br /> and provide a letter of credit to cover 150% of the cost of <br /> the proposed improvements ( see enclosed Developer' s <br /> Agreement) . <br /> 4. Applicants are hereby advised that any granting of <br /> access easements may decrease 2 acres of dry contiguous <br /> lands of Lot 2 and that the existing standards of RR-1B <br /> zoning district shall be effective even though municipal <br /> service has been provided to both Lots 1 and 2. <br /> FINAL PLAT SUBMITTALS <br /> The following list of final submittals must be submitted to <br /> the Zoning Administrator two weeks prior to the regularly <br /> scheduled Council meeting on the second and fourth Mondays of the <br /> month: <br /> A. RECORD PLAT drawings in the form of two (2) mylar copies <br /> and one (1) copy reduced to 1"=2001. Drawing to include: <br /> a) Lot lines platted per preliminary survey by Raymond <br /> A. Prasch of Lot Surveyors Company Inc. dated December <br /> 14, 1990, revised January 22, 1991. <br /> b) Dedication of "drainage and utility easements" 10' <br /> wide along all perimeter property lines and 5' each <br /> side of internal property lines. <br /> c) Designation and dedication of a drainage easement <br /> over wetlands and drainageways within Outlot A and Lot <br /> 2 . <br /> d) Designation of Outlots A and B per plat drawings. <br /> Page 3 of 5 <br />
