CITYof ORONO <br /> G~ \ RESOLUTION OF THE CITY COUNCIL <br /> `9kE9 <br /> H0 NO. 2927 <br /> A RESOLUTION GRANTING <br /> PRELIMINARY APPROVAL OF THE <br /> PLAT OF FAIRWAY HILLS ADDITION <br /> FILE NO. 1615 <br /> WHEREAS , Kenneth R. Hopkins and Gary D. Mroz <br /> (hereinafter "the applicants") on December 28, 1990 filed a <br /> formal subdivision application with the City for approval of a <br /> two lot residential plat of property legally described in Exhibit <br /> A, attached (hereinafter "the property") and; <br /> WHEREAS, after due published and mailed notice in <br /> accordance with Minnesota Statues 462.358 et. seq. and the City <br /> of Orono Zoning and Platting Codes, the Orono Planning Commission <br /> held a public hearing on January 22, 1991 at which time all <br /> persons desiring to be heard concerning this application were <br /> given the opportunity to speak thereon; and <br /> WHEREAS, at their regular meeting held on February 11, <br /> 1991 the Orono City Council considered the subdivision <br /> application of the applicants, noting the following findings of <br /> fact: <br /> 1. The property is located within the RR-1B Single Family <br /> Rural Residential Zoning District requiring a minimum of 2 <br /> acres of contiguous dry buildable land within each newly <br /> created lot. <br /> 2. The property contains a total of approximately 26.3 <br /> acres. All of the proposed residential lots meet the <br /> required 2 acre dry contiguous land area, as follows: <br /> Lot 1 = 2 acres <br /> Lot 2 = 2.11 acres (1. 08 wetlands) <br /> Outlot A = 1.01 acres ( .75 dry; .26 wet) <br /> Outlot B = 20.1 acres <br /> 3. Portions of Lot 2 have been assessed a sewer and water <br /> unit and shall be served by municipal services yet retain <br /> current rural standards for development. <br /> Page 1 of 5 <br />
