Dedication to the City of Flowage and Conservation <br /> Easements providing for limitations on the use of wetlands <br /> and drainageways described therein and shown on the plat as <br /> drainage easements. <br /> 7. Execution of a subdividers' agreement providing for the <br /> installation of certain improvements as a condition of <br /> subdivision approval and the posting of a letter of credit <br /> at 150% of actual cost of required improvements. <br /> 8. Payment to the City of a Park Dedication Fee in the <br /> amount of $10,200.00. <br /> 9. Payment to the City for the legal review and filing of <br /> the plat easements and covenants in the amount of $150.00. <br /> NOW, THEREFORE, BE IT RESOLVED that the City Council of <br /> the City of Orono hereby approves the plat of Fairway Hills <br /> Addition, Hennepin County, Minnesota; subject to the following <br /> condition: <br /> 1. Permits for residential construction on both Lots 1 and <br /> 2 shall be issued by the City of Orono. Sewer and water <br /> permits shall be issued by the City for both Lots 1 and 2. <br /> The billing for sewer and water usage shall be the <br /> responsibility of the City of Orono. Lot 2 has received <br /> credit of the previously assessed water and sewer unit <br /> charges against the property. Based on the 1991 fee <br /> scheduled, a sewer connection charge for Lot 1 is $7,224.57 <br /> and a water connection charge is $3,531.18. <br /> 2. Building permits will not be issued for new construction <br /> until utilities are installed and the access road has been <br /> approved by the City Engineer for safe use by municipal <br /> inspection vehicles. <br /> 3. Final utility and road construction plans must be <br /> approved by the City prior to installation. <br /> 4. The subdividers and future owners are hereby advised <br /> that any granting of access easements involving Lot 2 may <br /> decrease the two acres in area of dry contiguous lands and <br /> that the existing standards of the RR-1B zoning district <br /> shall be effective even though municipal service has been <br /> provided to Lot 2. <br /> Page 2 of 3 <br />
