Your application is incomplete. The following items must be submitted or revised in order for your <br /> application to be considered complete and for the plan review to continue: <br /> 1. Certificate of Survey. Although a survey dated 3-27-14 was submitted, it is not to scale. Please provide two <br /> copies of an updated, full size certificate of survey which meets all of the City's survey standards (enclosed) <br /> including City Engineer,Jesse Struve's comments enclosed and the following: <br /> a. Retaining walls. Walls must be setback 5'from the property line. Please redesign the retaining walls <br /> and show on the updated survey. <br /> b. Driveway Slope. The driveway slope varies from 7% to 20%. While the City does not have a <br /> maximum slope standard it is standard practice to try not to exceed 10%. Please try to redesign the <br /> driveway as the slopes proposed will be difficult to navigate during the winter months. Feel free to <br /> contact City Engineer,Jesse Struve to discuss. <br /> 2. Number of Stories. To determine the number of stories, we subtract 6 feet from the main floor elevation (shown <br /> as 1007.8'), which is 1001.8'. The 1001.8 ' contour is the existing contour with which we determine story vs. <br /> basement. Please have your surveyor show the 1001.8' contour on the survey. At least 50% of the basement <br /> perimeter must be at or below 1001.8'contour. The City of Orono's residential building height limit is 2 1/2 stories. <br /> 3. Wetlands. Based on our available information, it appears there is a wetland within the subject property. <br /> This wetland appears to be located within 150 feet of the proposed project. Because Orono City Code <br /> requires a 35-foot setback from any wetland for structures or hardcover,the location of the wetland must be <br /> indicated on the survey. Setbacks must be verified with wetland delineation information. <br /> Level2 Delineation is required. <br /> A Level 2 delineation shall include the exact surveyed boundary of the wetland shown on the <br /> certificate of survey. <br /> 4. Demolition Permit Application. Attached is a demolition permit application for the existing house and <br /> detached garage. Please complete and return as soon as possible. <br /> 5. Escrow & Escrow Agreement. Permits involving grading and/or review by the City's engineer require <br /> submittal of an escrow and an escrow agreement. The purpose of the escrow is to guarantee reimbursement <br /> to the City for out-of-pocket costs incurred during the review of your plans. Additionally this escrow will <br /> guarantee conformance with City Code Chapter 79 relating to erosion control and stormwater. The required <br /> escrow amount for this project is $2,500. The escrow agreement is enclosed. The property owner must sign <br /> the escrow agreement and submit a check for$2,500. <br />
