O <br /> CITY of ORONO <br /> ti <br /> •,`k N 0 RESOLUTION OF THE CITY COUNCIL . <br /> kES80 NO. 2948 <br /> A RESOLUTION GRANTING <br /> PRELIMINARY APPROVAL OF THE PROPOSED <br /> CRYSTAL CREEK PLAT <br /> FILE NO. 1457 <br /> WHEREAS, Alan G. Carlson (hereinafter "the subdivider") on March <br /> 22, 1991 filed a revised formal subdivision application with the City for <br /> approval of a 12-lot residential plat of property legally described as <br /> follows: <br /> Exhibit A, attached, (hereinafter "the property" ) and; <br /> WHEREAS, after due published and mailed notice. in accordance with <br /> Minnesota Statues 462.358 et. s.eq. . and the City of Orono Zoning and <br /> Planning Codes, the Orono Planning Commission held public hearings on March <br /> 18, 1991 and March 20, 1991 and the Council on April 8, 1991 at which times <br /> all persons desiring to be heard concerning this application were given the <br /> opportunity to speak thereon; and <br /> WHEREAS, at their regular meeting held on April 8, 1991, the <br /> Orono City Council considered the amended subdivision application of 12 <br /> lots, noting the following findings of fact: <br /> 1. The property is located within the RR-1B Single Family Rural <br /> Residential Zoning District requiring a minimum of 2 acres of <br /> contiguous dry buildable land within each newly created lot. <br /> 2. The subdivision as. amended from the original 16-lot proposal finds <br /> that each lot meets or exceeds the 2-acre minimum dry contiguous lot <br /> area standards. <br /> 3. Each of the 12 lots meets the required lot width_to the rear of <br /> the 50' front street setback line. <br /> Page 1 of 8 <br />
