O� CITY of ORONO <br /> O <br /> RESOLUTION OF THE CITY COUNCIL <br /> NO. <br /> 3477 <br /> ti <br /> og�G <br /> SH <br /> restrictions and private roadway easements wherein any lot shall be sold, <br /> transferred and conveyed together with an undivided one-eighth interest in Outlot <br /> C and one-eleventh interest in Outlot D whereby benefitting lot owners covenant <br /> and agree to permanently maintain and pay cost of maintenance for said private <br /> roads. <br /> 5. The subdivider has dedicated to the City drainage easements over all detention <br /> areas, wetlands, and drainageways within the plat providing for limitations on the <br /> use of these areas and shown on the plat as drainage easements. The subdivider <br /> has created private covenants covering the upkeep and maintenance of all drainage <br /> facilities. <br /> 6. The subdivider has created protective covenants for all lots containing protected <br /> wetlands not included within conservation maps of the City of Orono and also <br /> includes the areas defined as mitigation areas. Covenants have been drafted to <br /> ( include metes and bounds descriptions of the areas and site plans to define the <br /> location of these areas within each lot. <br /> 7. Dedication of a pedestrian trail easement located within Lot 6, Block 2. <br /> S. The subdivider has executed a Subdivider's Agreement providing for the <br /> installation of comprehensive improvements required as a condition of approval <br /> of both Old Crystal Bay Road Addition and Old Crystal Bay Road 2nd Addition. <br /> The subdivider has posted security to ensure that these required improvements are <br /> completed to the City's satisfaction. <br /> 9. Creation of Outlots A and B to serve as driveway outlots; Outlot A shall serve <br /> Lot 7, Block 4, Old Crystal Bay Road Addition; Outlot B to serve Lots 2 and 3, <br /> Block 3. Outlot A shall be under common ownership with Lot 7, Block 4. The <br /> subdivider shall create either an appropriate easement and/or agreement for the <br /> installation and maintenance of shared drive within Outlot B. <br /> t _ Page 2 of 4 <br /> F"5005 Disk 0 <br />
