MEMORANDUM <br /> To: Lyle Oman, Building Official <br /> Street File, 2845 Watertown Road <br /> From: Mike Gaffron, Planning Director <br /> Date: June 2, 2005 <br /> Subject: Administrative Lot Area Variance for 2845 Watertown Road <br /> --ATTACH THIS TO BUILDING PERMIT— <br /> The above referenced property contains approximately 2.47 acres gross area, of which <br /> approximately 82,764 s.f. or 1.90 acres is dry buildable land(exclusive of jurisdictional wetland) <br /> per the property owner's surveyor, Mark Gronberg. The property is zoned RR-1B Rural <br /> Residential,requiring a dry buildable lot area of 2.0 acres. <br /> Per Orono Zoning Code Section 78-72(b)(3) as amended by Ordinance No. 9, Third Series on <br /> May 24, 2004, the Planning Director has the authority to grant a lot area variance if the following <br /> conditions are met: <br /> 1. The lot area and lot width each meet at least 50%of the district standards. <br /> (This standard is met) <br /> 2. Suitable primary and alternate septic sites are identified on the property and are protected <br /> from future development by execution of a covenant. <br /> (Sites are identified and approved;covenant document to be executed by owner <br /> and filed in chain of title is attached) <br /> 3. All other zoning ordinance requirements must be met, including but not limited to the <br /> following: <br /> i. Setbacks (Met) <br /> ii. Hardcover(Not Applicable) <br /> iii. Lot coverage by structures (Met) <br /> iv. Accessory structure requirements (Not applicable at this time) <br /> The house has been placed 26'from the jurisdictional wetlands on the property and is therefore not <br /> subject to the Wetland Moratorium,with the caveat that no land alterations(grade changes)within <br /> the 26'wetland setback will be allowed. <br /> Based on the above, an administrative lot area variance is hereby approved, subject to execution <br /> of the covenant for protection of sewage treatment sites prior to issuance of building permit. <br />
