The landscape plan and the survey/site plan do not coordinate,and show conflicting <br /> information. Staff reviewed the submittals and recommends the following items be submitted, clarified, or <br /> revised in order for your application to be considered complete and for the plan review to continue (please <br /> note:our engineer has not reviewed the survey,so additional comments may be forthcoming): <br /> 1. Certificate of Survey. Two copies of a survey dated 12/20/2017 were received. Clarification is still <br /> needed; please provide two copies of an updated,full-size certificate of survey which meets all of the <br /> City's survey standards and specifically addressing the following: <br /> a. Home Elevations. The surveyor has identified some existing elevations for the GFE (garage <br /> floor)and LFE(lowest floor)of the existing house. For the proposed house, "MFE"and"FFE" <br /> are identified on the plan with no explanation in the Key, clarification is needed. All <br /> abbreviations referenced on the plan should,be identified in the Key. <br /> The first floor elevation (FFE) for the existing home; top of foundation (TOF) for the new <br /> addition; and highest existing grade elevation point making contact with the foundation (of <br /> the entire home) should be identified on the survey so we can calculate building height. <br /> Please note,we expect the top of foundation reference location for the addition to be verified <br /> one the foundation as-built survey. <br /> b. New retaining walls are shown within the 75'setback. These walls are not approved and must <br /> be removed. <br /> c. Driveway Plans. The landscape plan does not coordinate with the survey. Will the existing <br /> access to Walters Port Lane be removed? Will a new Walters Port Lane connection be <br /> created? Will the connection to the existing Pence Lane become the primary access? Please <br /> provide clarification and coordinate the plans. <br /> 2. Landscape Plan. The landscape plan submitted dated December 20,2017 does not match the survey. <br /> Please provide clarification on the following: <br /> a. See 1c above. <br /> b. Are new entrance monuments proposed, please clarify? If so please submit plans and a <br /> separate building permit application. <br /> c. The proposed retaining walls within the 75'setback must be removed. <br /> d. Restoration Plan. A restoration plan must be submitted addressing types,sizes and location <br /> of trees to be planted due to the 75-foot setback grading and vegetation removal open <br /> violation. <br />
