I will note that the landscape plan and the survey/site plan still do not <br /> coordinate, as they continue to show conflicting information. This plan conflict must be resolved. <br /> Staff reviewed the recent submittals and recommends the following items be submitted, clarified, or revised <br /> in order for your application to be considered complete and for the plan review to continue (please note:our <br /> engineer has not reviewed the survey,so additional comments may be forthcoming): <br /> 1. Certificate of Survey. Two copies of a survey dated January 9, 2018 were received. A number of the <br /> outstanding items from our January 4, 2018 letter were addressed, however the following new <br /> questions are new and were not shown on the previous survey. Please provide two copies of an <br /> updated, full-size certificate of survey which meets all of the City's survey standards and specifically <br /> addressing the following: <br /> a. Driveway Plans. As indicated above, the landscape plan continues be inconsistent with the <br /> survey. The existing bituminous driveway from Pence:the portions shown to be removed and <br /> the proposed driveway do not match between the two plans. Please provide clarification and <br /> coordinate the plans. (See previous comment letters,enclosed). <br /> b. Grading. <br /> i. Coordination. The existing and proposed grades shown on the landscape plan and <br /> the survey do not match. <br /> ii. Proposed grading within the 75' setback. A new grade change is proposed within <br /> the 75-foot setback which appears to create a walk-out for the addition. This grading <br /> was not shown with the plans for variances for the addition; and staff considers it to <br /> be "unusual". This grading, as shown, requires City Council approval. Please update <br /> the survey updated to remove the grading within the 75-foot setback to <br /> accommodate a walk-out. <br /> 2. Landscape Plan. The landscape plan submitted dated December 20, 2017 (received on January 10th) <br /> addresses some of the comments from our January 4, 2018 letter, however does not coordinate with <br /> the proposed survey(01/09/18). Please provide clarification on the following: <br /> a. Driveway Plans.See 1a above. (See previous comment letters, enclosed) <br /> b. Shoreline Restoration Plan -Required. A restoration plan must be submitted for the areas <br /> disturbed, graded, and denuded within the 75-foot setback in violation which details the <br /> erosion control mechanisms; and identifies the seed mix, as well as the species, size, and <br /> location of trees to be planted due to the 75-foot setback grading and vegetation removal <br />
