Applicant proposes the <br /> construction of a second level addition over the existing residence and an attached, one car tuck <br /> under garage that encroaches into the required yard areas. Variances are required for front, side and <br /> rear setbacks. A 200' lot width, 50' front yard, 30' side yard and 50' rear yard setbacks are required <br /> for the RR-1B zone. Staff does recommend a 24.9' front setback variance to allow the nearest <br /> portion of the residence to be located 25.1' from the front setback where 50' is required and 28.3' <br /> exists. The approval includes an overhang for front awning which shall not extend more than 1.5' <br /> beyond the exterior wall. Staff also recommends approval of a side setback variance of 20.5' to <br /> allow the 9.5' setback to remain where 30' is required and a rear setback variance of 35.5' to allow <br /> the 14.5' setback to remain where 50'yard is required. A variance is needed to add the second story <br /> • and to build on the existing foundation. <br /> Krueger indicated the house is small and asked if the second floor was an issue. <br /> Van Zomeren explained that a variance is required whenever a non-conforming structure increases <br /> in massing or bulk. <br /> Krueger said the neighbors had no objections to his proposal. <br /> Smith inquired if he had lived there long and suggested that the debris be cleaned up. <br /> Krueger responded he bought the property two months ago and on Sunday he cleaned up the yard. <br /> Hawn asked if the shed was on his property. <br /> Krueger said it is actually on the other lot. <br /> Hawn questioned if the footings would be able to support a second story. <br /> • 6 <br />
