MINUTES OF THE ORONO PLANNING COMMISSION <br />MEETING HELD ON SEPTEMBER 18, 1995 <br />i <br />( #15 - #2072 Graydon Newman, Jr. - Continued) <br />Gaffron reported that the property is located on Bohn's Point and contains a house and <br />carriage house. The application is for hardcover and lakeshore setback variances and land <br />alteration permit in the 0 -75' zone to allow reconfiguration of lakeshore access walkways <br />and shoreline improvement to include sand fill and boulder wall improvements. The <br />existing deck platform located at the shoreline was found to be encroaching into the <br />neighboring property. The proposal is to remove the deck platform and construct a new 5' <br />wide walkway laterally in the 75' zone leading to the dock, which will be moved over into <br />the applicant's property. The application is also to support the existing stone wall with <br />additional stone and add another course of rip rap with sand and plantings between the rip <br />rap and wall. The Engineer suggested removal of hardcover pavers. The rip rap is <br />located all along the property. The plan calls for the additional stone in a smaller area. <br />The deck itself will not be replaced. <br />Smith asked why a 5' instead of a 4' walkway to the dock. Gustafson said it was in order <br />to use the existing heavy modular materials. Schroeder asked if 4' would work in this <br />application and was told it would. <br />Gustafson noted the rip rap alone is not enough to maintain the shoreline on a busy day on <br />the lake. The stone pads keep the waves from eroding the area and undermining the rip <br />rap. It was his opinion that only way to help would be to add another course of rip rap. <br />Smith said the present configuration seems to be working for the maintaining of the <br />property. <br />Schroeder moved, Smith seconded, to approve Application #2072 with the walkway <br />amended to a 4' width and to leave the patio blocks in place. <br />There were no public comments. <br />Vote: Ayes 5, Nays 1, Rowlette, who felt the concrete blocks should be removed. <br />( #16) #2073 WILLIAM AND SUSAN DUNKLEY, 2709 WALTERS PORT LANE - <br />VARIANCES /CONDITIONAL USE PERMIT - PUBLIC HEARING 11:18-11:45 <br />P.M. <br />The Certificate of Mailing and Affidavit of Publication were noted. <br />The applicants were present. <br />25 <br />
