PLANNING COMMISSION MINUTES, OCTOBER 1:5, 1974 Page 2 <br />Variance, Arthur Bendel; 3559 Ivy Place, Lots VARIANCE <br />184 -185, Spring Park.. Members concurred that Arthur Bendel <br />since Ivy Lane, running parallel with subject 3559 Ivy Place <br />'lot, only shows.•.a width of 181, a survey should <br />s presented to the panel before any further <br />study )De made. <br />Dr. C. C.. Berg, 4080 Bayside Road, presented a DIVISION & VARIANCE <br />new subdivision' proposal showing the new lot size Dr.' C.. C. Berg <br />to be'2h acresjinstead of the original one acre, 4080 Bayside Road <br />Pesek stated that one of the conditions to granting <br />a variance was that a hardship be indicated. <br />Since'`.there was enough land available to meet <br />the piroposed five acre zoning, he felt value <br />should not be variable in considering variances, <br />using, a -rule of thumb that more lots make <br />easier soles, Van Nest felt Dr. Berg had met the <br />spirit of the zoning by increasing his acreage <br />23�-, time the..original proposal and the topography <br />was such that this would be adequate lot. <br />Pesek moved, Kallestad seconded, that the division <br />be denied.. Motion, Ayes (4).- Nays (0). Guthrie <br />and Van-Negt Nay. Gasch abstained. <br />Gasch moved, Kallestad seconded, that the <br />CONDITIONAL USE PERMIT: <br />cond*tional use for Butterfield Flowers, 3743 <br />Butterfield Flowers <br />Watertown Road, to place a sign according to <br />3743 Watertown Road <br />asign submitted, conditioned on its placement <br />meeting the zoning standards of a 10' setback <br />from any lot lines, be approved. Motion, <br />Ayes (7) - Nays (0). <br />Fred Rogers, 3175 North Shore Drive, represented <br />VARIANCE <br />himself in a presentation. Questioning revealed <br />Fred Rogers <br />he lived on Tract H, adjacent to Tract G. Since <br />3175 North Shore Drive <br />the two lots Tracts G & H more closely met the <br />present zoning than Tract G alone, which was a <br />bit shy of ene -half acre of the required one acre, <br />and the topography was such to make the two lots <br />look like a single lot, <br />Van Nest moved, Guthrie seconded, that the <br />variance be denied. Motion, Ayes (7) - Nays (0). <br />Fred Rogers represented himself in regard to a VARIANCE <br />variance request for 1410 Bohn's Point Road, Fred Rogers <br />Parcel 1210, Sec. 9. Since this lot could not 1410 Bohn's Point Road <br />be combined with any other property of the owner, <br />Van Nest moved, Guthrie seconded, that the variance <br />be allowed conditioned on: <br />No other variance but lot size and width be <br />allowed. <br />2. The present house be razed by August 1, 1975. <br />3. The barn be razed as soon as a new residence <br />is constructed. <br />Motion, Ayes (7) - Nays (0) . <br />
