With the possible exception of the garage door headers, the existing <br /> framing is structurally adequate to support the design loads of the <br /> proposed addition. The review assumed minimum interior header sizes of <br /> (3) 2 x 10 and exterior sizes of (2) 2 x 10. Frame walls are assumed to be <br /> a minimum of 2 x 4's @ 16" on center for the garage walls and either 2 x <br /> 4's at 16" on center or 2 x 6's at 24" on center for the house•walls. <br /> d. Special header and bearing conditions, such as the extension of the <br /> I fireplace and the garage door headers, will require additional review once <br /> the exact structural layout is complete. This review can be performed <br /> during either the design or construction phase of the addition. <br /> PROFESSIONAL OPINION <br /> 4. It is my professional opinion that: <br /> a. The overall construction is in sound condition. <br /> b. The existing footings, foundation walls, and wood framing are structurally <br /> adequate to support the design loads of the proposed addition. <br /> C. The proposed addition to this residence is feasible and can be constructed. <br /> GENERAL <br /> 5. The information, observations, and opinions stated in this report are based on an <br /> ion made b Craig Oswell. The inspection consisted of a visual walk- <br /> through observing exposed elements and those accessible without the removal of <br /> finished materials, <br /> 6. The opinions expressed in this report are based on my professional engineering <br /> judgment and professional practice, as well as the visual inspection. <br /> 7. No other engineering was performed or requested for this project. <br /> B. This report is a feasibility study for the addition of a second floor. The final details <br /> of construction will be addressed at a later date. If the observations of this report <br /> are found to vary from the actual conditions, please notify UEI for review and <br /> comment. <br /> 9. Once available, please forward UEI a copy of the final construction documents for <br /> further review and comment as required. <br /> 10. If further engineering assistance is required, please contact UEI. <br /> 3 <br />
