A site visit was conducted by Craig Oswell of UEI on February 6, 2003 to review <br /> the existing conditions. The following items are noted: <br /> a. The overall width of the house is approximately 28 feet. <br /> b. Floor joists and roof rafters span the 28 foot dimension and bear on a <br /> center wall and header line, <br /> C. The frame walls at the house vary in thickness but average approximately <br /> 6.5" in thickness. The walls are plastered and may be built from either 2 x <br /> 4 or 2 x 6 construction. <br /> d. The frame walls at the garage are 2 x 4 in thickness. <br /> e. The foundation walls are 11 course high 12" thick concrete masonry block. <br /> The foundation walls are plumb and show no signs of significant distress or <br /> settlement. <br /> f. The main floor level at the front of the house is level with grade. The rear <br /> basement level is walkout. <br /> g. Several openings exist at the bearing walls. The openings on each story <br /> generally align with each other. <br /> h. A brick chimney extends the full height of the house and protrudes several <br /> feet above the existing roof. <br /> I. The exterior walls have full height brick veneer at the rear and % height <br /> brick at the front. <br /> 2. Alexander Design Group provided design sketches of the proposed addition. <br /> These drawings were reviewed and the following Information is noted: <br /> a. The new roof will span the full width of the existing house. <br /> b. The proposed second floor will be built into the new roof trusses. <br /> C. Additional deck and porch structures are being added. <br /> d. Stone veneer will replace the existing brick veneer. <br /> e. The chimney Is to be extended to protrude above the new roof. <br /> 3. A structural engineering review of the structure was performed and the following is <br /> noted: <br /> a. Assuming an allowable soil bearing capacity of 2000 psf and an existing <br /> footing size of 18" wide by 6" thick, the footings are structurally adequate to <br /> support the design loads of the proposed addition. <br /> b. Assuming the existing foundation walls are ungrouted and unreinforced 12" <br /> thick concrete masonry units, the walls are structurally adequate to support j <br /> the design loads of the proposed addition. <br /> 2 <br />
