Parking Calculations: <br /> Most facilities at Camp TEKO are utilized by approximately 60-160 youth campers and <br /> staff. Day camp operations typically require few parking spaces for staff and camper <br /> drop-off/pick-up. As the camp exists today, the provided parking is sufficient. The 50+ <br /> spaces proposed in the Master Plan are more than adequate to accommodate day- <br /> to-day camp operations in the summer.The only significant increase in parking will <br /> occur during occasional year-round events that are held at the Program Center. <br /> The Program Center's main assembly space has the capacity for 240 at tables and <br /> chairs. Using the City of Orono's performance standard for off-street parking, <br /> churches, auditoriums, and schools should provide one space for every five seats in <br /> the largest assembly room.This would require this facility to provide 48 spaces. <br /> The main entrance parking lot has the capacity for 48 cars.This total does include <br /> Maintenance parking, so any additional parking needs may be met by utilizing the <br /> staff parking lot to the east, which contains an additional 12 spaces. Both lots will <br /> provide the minimum number of handicap spaces as required. In the event that <br /> Temple Israel hosts a large-scale event, arrangements have been made for shuttle <br /> services to bring guests to and from the property. This arrangement has been in place <br /> for multiple years and will continue to be utilized as needed in the future. <br /> All parking lots have been located outside of shoreline setbacks, wetland buffers and <br /> their required landscape areas. <br /> Buildings: <br /> All proposed buildings and trails have been designed at a high level to address ADA <br /> accessibility, the state of Minnesota Camp codes, the city of Orono zoning <br /> ordinance, and any applicable building codes. However, all elements will need <br /> further development and code analysis upon startup of individual projects. <br /> Per the comments made on June 3, 2019, by Roger Peitso, the Building Official for the <br /> City of Orono, the following considerations need to be made in the development of <br /> construction documents: <br /> 1. New buildings over 2,000 s.f. or floor area will need to have sprinklers installed <br /> throughout. <br /> 2. Additions to existing buildings that have an aggregate floor area of more <br /> than 2,000 s.f. for new and existing will be required to have sprinklers installed <br /> throughout. <br /> 3. Any building with more than 2,000 s.f. of floor area that has a change of use <br /> would need to have fire suppression installed. <br /> 4. Because there is no city water available at Camp TEKO,wells and water <br /> storage tanks would be necessary for the fire suppression systems. <br /> Page 4 of 10 <br />
