Jim,
Thank you. That solution will solve the hardcover issue. Please provide us with two copies of
the revised plan sheet which shows the modified door. To keep everyone on the same page,
we will review, approve and re-stamp the revised plans. Once approved we will notify you and
your builder that the revised "official site copy" is ready to be picked up and switched out with
the previous plan page.
Further, we ask that you turn in the old (10' wide door version) site copy so that we can be
assured your site plan reflects what we have on file. Typically if the change to the door is the
only change plan exchange can be done all at one time over the counter so it may be helpful if
you schedule a time when Lyle is available and bring the original site plan set for exchange.
If you have any questions please let me know.
Thank you,
Christine—
From: Jim Bebo [mailto:jimCaaaciasphalt.com]
Sent: Thursday, March 28, 2013 3:53 PM
To: Christine Mattson; Mark Gronberg; 'LDKBuilders@yahoo.com'
Cc: Lyle Oman; Willie Gibbs; Melanie Curtis; lance@elliottllc.com
Subject: Re: 1065 Tonkawa Road / #2012-01191
1 am going to switch the door to 6'.
From: Christine Mattson<CMattson@ci.orono.mn.us>
Date:Tue, 26 Mar 2013 09:14:34-0600
To:Jim Bebo<iim@aciasphalt.com>, Mark Gronberg<markg@gronbergassoc.com>,
"'LDKBuilders@vahoo.com"' <LDKBuilders@yahoo.com>
Cc: Lyle Oman<LOman@ci.orono.mn.us>, Willie Gibbs<WGibbs@ci.orono.mn.us>, Melanie Curtis
<MCurtis@ci.orono.mn.us>
Subject: 1065 Tonkawa Road/#2012-01191
Jim,
We received an updated survey dated 3-19-13. The survey showed changes in the proposed
location and elevation of the home. While revisiting the approved house plans to approve the
recent revisions, we realized a proposed 10' x 8' overhead door is shown which accesses the
lower level of the home. This door is considered a garage door and according to the City's
hardcover regulations must have a driveway or proof of driveway included in the hardcover
calculations. If you wish to revise the plan to reflect an overhead door 6' in width or less the
hardcover for a driveway will not need to be provided.
The hardcover calculations do not currently reflect a driveway access to the lower 10' x 8' door.
The hardcover calculations must be modified to including driveway access to the door or the
building plans changed must be changed to reduce the size of the opening.
Please advise.
2
