I
As we discussed if you'd like to the building permit issued, until the pool (in the new location) is approved (August 14) we
will need the survey for the building permit to be updated to address Adam's below grading comments and a letter from
you stating there will be no landscaping until the landscape plan is submitted correctly coordinating with the approved
site plan at the time of the pool permit.
If the pool is not to be constructed, a landscape plan should be submitted coordinating with the building permit grading
plan as soon as feasible.
Let me know if you have questions.
Melanie
Melanie Curtis
2952.249.4627 ®mcurtis0d.orono.mmus
From:Adam Edwards
Sent:Wednesday,July 26,2017 9:32 AM
To:Christine Mattson<CMattson@ci.orono.mn.us>
Cc: Melanie Curtis<MCurtis@ci.orono.mn.us>
Subject: 2017-007341020 Tonkawa Road
Chris,
I've reviewed the subject grading plan and offer the following comments:
1. The plan depicts several retaining walls over 4 ft in height. Engineered designs signed by a licensed professional
are required.
2. The landscaping plan and the grading plan do not match. The landscape plan depicts a pool which extends the
terrace area further than shown on the grading plan. Retaining wall locations do not match. Grading plan is
dated 28 Jun 17 but grading plan is dated 3 March 17. Looks like grading plan has not been updated to match
the proposed landscaping plan. The two should match.
3. Hennepin County approval and permitting for work within County Right-of-Way may be required for the
creation of a new curb cut on County Road 135. A copy of any approvals or permits required should be
submitted to the City prior to final approval.
4. A separate utility permit will be required to disconnect and reconnect the sanitary sewer service.
5. Perimeter sediment control measures should be installed by the Contractor and inspected by the City prior to
any work, including demolition.Contractor must provide minimum 24 hour notice prior to inspection.
6. Special care will need to be exercised in creating the drainage pattern on the sides of the property to ensure
that run off is not directed onto the neighboring properties. The landscaping plan has a planned rock swale on
the south side of the home to address this however nothing is depicted on the grading plan to match.
Adam
Adam T.
