The <br /> 20 square foot increase in the size of the porch is minimal but will improve <br /> the functioning to the porch, which is at the main entrance to the house. <br /> b. The retaining walls were shown on the site plan with the staff report for the <br /> variance but not listed in the allowed hardcover on Resolution No. 2324. The <br /> sidewalk was necessary because of an unanticipated six to eight foot <br /> difference between the garage floor and grade at the rear of the garage. In <br /> conjunction with the construction of the garage a permit was issued for the <br /> sidewalk and building new retaining walls to replace the ones shown on the <br /> staff report, notwithstanding they were not listed as approved hardcover. Air <br /> conditioner units were not considered when hardcover was calculated in 1986. <br /> CONCLUSIONS, ORDER AND CONDITIONS <br /> Based upon the above findings, the Orono City Council hereby revises Resolution No. <br /> 5857 to allow 18.01 percent structural coverage when 18.64 percent currently exists. The <br /> Council also revises Resolution No. 2324 to allow 317 additional square feet of hardcover in the <br /> 75 to 250 foot zone, bringing the allowed hardcover to 4,860 square feet or 55.40 percent, <br /> subject to the following conditions: <br /> 1. Council approval is based on the site and building plans and hardcover calculations <br /> submitted by the applicants and annotated by City staff, attached to this resolution as <br /> Exhibit B, C and D; <br /> 2.
