AGENDA ITEM <br />Item No.: 11 <br />Date: November 13, 2017 <br />Item Description: #17-3966 — LDK Builders o/b/o Linda Tamosuinas, 1525 <br />Long Lake Blvd, Variances — Resolution <br />Presenter: Laura Oakden, Agenda Consent Agenda <br />City Planner Section: <br />Purpose. This application is regarding variances for a rear setback, lot width and lot area. <br />2. MN§15.99 Application Deadline. The 60 -Day review period expires on November 25, 2017. <br />Background. The applicant plans to demolish the existing home and detached garage. The <br />existing detached garage is nonconforming because is it closely abutting the rear and side <br />property lines. The proposed new home will conform to the lake and average lake setbacks. Due <br />to contours of the lot, they are requesting a rear yard setback variance to allow them to be 29.6 <br />feet from the rear property line instead of the standard 50 feet, which is a 20.4 foot encroachment. <br />The applicant stated that positioning the garage further away from the road creates issues with the <br />downward slope of the driveway, creating a hazard in the winter months. A setback variance is <br />requested, therefore lot area and lot width variances will also be needed due to the substandard <br />area and width of the lot. <br />4. Planning Commission Comment. On October 16th, 2017, the Planning Commission held a public <br />hearing and reviewed the application. Following the public hearing the Commission voted 6-0 on <br />a motion approve. <br />5. Public Comment. No comments from the public were received regarding this application. <br />6. Staff Recommendation. Staff finds the requested variances to be reasonable.
