The applicant is requesting a rear setback of 3.6 feet, a side setback of 4.3 <br />feet, to maintain the existing hardcover on the property that exceeds 25% to 45.75% and <br />structural coverage that exceeds 20% to 20.3% which is 39.4 feet above the allowed structural <br />coverage. <br />Staff Recommendation: Planning Department Staff recommends approval of the side setback, <br />rear setback, and hardcover variances. Staff recommends for the Planning Commission to <br />discuss the practical difficulties of the structural coverage variance request. <br />Background <br />The applicant, Jan Gasterland is proposing to demolish an existing 2 stall 24'x23' detached <br />garage and reconstruct a new 3 stall 26'x34' detached garage. They are proposing to maintain <br />the same 4.3' side and 3.6' rear setbacks as the existing structure which are less than the <br />minimum standard of 15', which requires a variance. They are proposing to maintain the same <br />45.75% hardcover, which requires a variance because it exceeds the 25% maximum. The <br />applicant is also requesting a structural coverage variance to allow for 20.3% which is 39.4 s.f. <br />over the allowed 20% structural coverage for this lot. <br />The proposed survey submitted includes a landing and stairs along the east side of the proposed <br />garage.
