It appears the proposed <br />configuration would still require an easement over 2710 Pence for access to the private road. <br />However, the 06/30/17 site plan shows a potential to connect the Hueler outlot to the private <br />road. This connecting outlot is staff's preference. Planning Commission should give direction <br />regarding this outlot. <br />6. The existing connection from the Dunkleys' 2709 Walters Port driveway will be removed. A <br />small portion of this driveway will remain in order to provide for a back up hammerhead for <br />2707 Walters Port. Staff would recommend the Dunkleys' Walters Port property be <br />readdressed off of Pence Lane. <br />7. Variances. Planning Commission should understand the variances necessary to accommodate <br />the proposal. <br />a. As proposed Lot 2 (2710 Pence Ln) would require the following variances to <br />accommodate the plans as proposed: <br />i. A lot width variance as the proposed lot does not meet the 140 foot width <br />requirement at the OHWL; <br />ii. Possibly a lot area variance from the 1.0 acre requirement. <br />iii. An average lakeshore setback variance for the new home and pool. <br />b. As proposed Lot 1 (2709 Walters Port) would require the following variances: <br />i. A hardcover variance to accommodate the proposed addition; <br />ii. A 75 -foot lake setback variance for the portion of the addition connecting the <br />proposed addition to the existing home; <br />iii. An average Lakeshore setback variance for the additions (based on the house <br />location at 2710 Pence and 2707 Walters Port. <br />Sketch Plan Review Parameters <br />The goal of this review is to provide the applicant with an overview of the pertinent City ordinances and <br />how they affect the proposed plat, and to discuss the strengths and weaknesses of the proposal. The <br />above "Issues for Discussion" reveals a number of issues with the proposed plat and should provide <br />direction to the applicant regarding the plat. Planning Commission should review each topic and <br />identify any issues to which the developer should pay special attention. <br />As a sketch plan review, any comments or suggestions to the applicant are non-binding but should be <br />extremely helpful as the applicant moves forward.
