A wetland setback for <br />the proposed screen porch; lot width and lot area variances are also requested. <br />Staff Recommendation: Planning Department Staff recommends approval. <br />Background <br />The applicant purchased the property in 2016 and plans to construct a new 1% story home using <br />the foundation of the existing 1 story home plus a 12' x 12' porch on the rear. Side and front <br />yard setback variances are requested to permit a 4.2 foot setback on the west side lot line <br />where a 7.5 foot setback is required; and an 18.4 foot setback from the front where a 30 foot <br />setback is required. <br />A wetland setback variance is requested to permit the new screen porch on the rear to be set <br />back 22 feet from the wetland where a 35 foot setback is required. A portion of the porch will <br />be constructed over the existing deck footprint, however because the porch is considered an <br />expansion of volume and footprint within the setback, variances are required. The deck <br />replacements are in-kind or smaller. Setback variances are requested, therefore lot area and lot <br />width variances will also be needed due to the substandard area and width of the lot. <br />
