Most important is the sight lines in this entire project are significantly <br />being improved for all neighbors and to benefit the most is 4101 highwood (Gary -Owner <br />comments above). The sight lines are going from existing solid home structure 2.5 feet from east <br />property line blocking 48.6 feet of view. The proposed deck will be +/- 18 feet from the east <br />property line and 10 feet of deck with highvisibility railing (See image 2 below that was also <br />provided to Gary) to help support the view even further. That is an increase of 38 feet to view <br />nature. In addition, the proposed hardcover will be reducing what is existing at 34% to 28% that <br />is an 18% reduction in hardcover. Furthermore we are removing 1,533 sq ft of the existing <br />hardcover that is within the 75 foot set back and we are reducing the hardcover within the 75 <br />foot set back by 94%. The Planning commission recognized having a 3.5ft initial walk out of deck <br />and the odd angle is not optimal for a normal deck on a home and recommended to have it be <br />square to sit a normal table thus having it be 10 feet. Also per survey you can clearly see that <br />
