Date Application Received: 02/21/17 <br />Date Application Considered as Complete: 02/23/17 <br />60 -Day Review Period Expires: 04/24/17 <br />To: Chair Thiesse and Planning Commission Members <br />Doug Reeder, Interim City Administrator <br />From: Melanie Curtis, Planner YYIGG <br />Date: 20 March 2017 <br />Subject: #17-3912, Bruce Birkeland <br />1298 Wildhurst Trail: Lot 2, Block 1, Wildhurst + Lot 3, Block 1, Wildhurst <br />Variance — Setback /Lot Width <br />Public Hearing <br />Application Summary: The applicant is requesting a variance to facilitate an administrative <br />lot line adjustment (subdivision exception). <br />Staff Recommendation: Planning Department Staff recommends approval of a side setback <br />variance conditioned upon the new lot configuration meeting the LR -113 dimensional <br />standard. <br />Background <br />The applicant owns the two lots which are the subject of the application, Lot 2, Block 1, <br />Wildhurst and Lot 3, Block 1, Wildhurst. Currently Lot 3 is not a lakeshore lot. The applicant has <br />made an application for a subdivision exemption for an administrative lot line rearrangement <br />between the two properties in order to reconfigure Lot 3 as a lakeshore lot. <br />The applicant has presented two options: <br />Create two conforming lots, each meeting the LR -113 minimum area and width (at the 75 <br />foot setback) however would require a side setback variance allowing the existing home <br />on Lot 2 to be located within 3 feet of the new dividing line. The side setback variance is <br />needed in order to certify the subdivision exemption; or <br />Locate the dividing line so that the existing home meets the required 10 -foot side <br />setback, however, this results in Lot 3 having 132 feet in width where 140 feet is <br />required.
