The current <br />SAC is $2,485 per residential unit. <br />Stormwater & Drainage Trunk Fee: Storm water trunk fees apply to new development <br />and redevelopment of existing properties and provide funding for the storm water infrastructure necessary to <br />serve the City. The trunk fee is based on the land use and acreage of the property being developed. <br />Residential > 4 units/acre: $8,490/ac x 2.55 acres = $21,649.00 <br />These numbers are based on the 2017 fee schedule and are adjusted at the time of final <br />approval. <br />Site Grading, Stormwater and Drainage Improvements <br />No stormwater ponding is proposed on site. Reviewing the files for the adjacent medical <br />office, it appears that storm water detention is provided via the large stormwater pond east <br />of this site. This will need to be verified as part of the formal Master plan application. <br />The property is not within the Stormwater Overlay District, but if developed as RPUD is <br />subject to a maximum hardcover per lot of 50%. Hardcover will need to be verified in the <br />master development plan. <br />Stormwater management will be subject to City and MCWD review and approval. The <br />property will be subject to the Stormwater and Drainage Trunk Fee as noted above. <br />Utility Locations/Availability/Connection Fees <br />Municipal sewer and water utilities are available in Kelley Parkway to serve the property. <br />Should the project proceed, the impacts of the project on the downstream system will be <br />reviewed, and if improvements are necessary (lift -station, pump sizes, etc.), will be <br />completed by the applicant. <br />Connection charges as noted elsewhere in this memo will be due at the time of final plat <br />approval. <br />Wetlands on Site and/or Impacted <br />There are no mapped wetlands on the site. <br />Tree and/or Woodland Impacts <br />The site is extremely flat and open. <br />Conservation Design <br />While the property is technically subject to the City's Conservation Design Ordinance, it <br />is anticipated that due to the small size and open nature of the property, a Conservation <br />Design Inventory and Master Plan may be unnecessary; Planning Commission should <br />address this topic in its' discussion. <br />Archaeological Site Proximity <br />Staff is unaware of any archaeological sites within the property; the applicant should <br />contact the State Historic Preservation Office (SHPO) to confirm. <br />
