Lots 2 – <br />4 retain adequate buildable area, though a driveway to serve Lot 3 will need to go through this <br />setback area, and over the creek. The watershed district may have some comment on this <br />proposal. <br /> <br />A Conservation Design Plan will be required for this development per Section 82-300, and with it <br />the wetland delineations will be confirmed. <br /> <br />This project will trigger stormwater management rules. The applicant has been advised to visit <br />with the watershed district early in the subdivision design process. <br /> <br />Docks for lake lots 4, 5, and 6 may encroach into a wetland; these docks are limited to 8 feet in <br />width. <br /> <br />Public Comments <br />The applicant held a neighborhood meeting on January 10th. Staff was not in attendance, but the <br />applicant reported that about 9 neighboring residents were at the meeting and the concept was <br />generally well received. <br /> <br />Staff has received one comment letter. Though the letter incorrectly references a January 10, <br />2019 Council meeting, their comments are based on potential impacts to the wetland and creek; <br />these issues we are looking for feedback from the watershed district on. <br /> <br />Issues for Consideration <br />1. Does the Planning Commission have an opinion on the lot width issues identified for Lots <br />3 and 6? <br />2. Does the Planning Commission support some flexibility to the Average Lake Shore Setback <br />for lots 4 and 5? <br />3.
