The <br />corresponding final plat was never filed, and the preliminary plat expired in November, <br />2014. This proposal is identical in layout compared to the original approved preliminary <br />plat, though the lot sizes are slightly different. <br /> <br />Proposal <br />The applicant proposes to split the 2.51 acre parcel into two lots and an 30 foot wide <br />access outlot: <br /> <br />Lot 1. Lot 1 is 67,529 sq. ft. (1.55 acres) and is 140.27 feet wide. Both dimensions <br />exceed the minimum requirements for a back lot in the LR-1C zoning district (.75 acres <br />and 100 feet wide). The lot will be served by municipal water and sewer. The lot <br />includes a number of trees that will be removed to support a building pad. There is an <br />adequate building pad within the setbacks to accommodate a house in character with <br />the surrounding area. <br /> <br />Access to lot 1 will be via the access Outlot A and will be shared with Lot 2 for the <br />eastern 300 feet. <br /> <br />Lot 2. Lot 2 is 32,670 sq ft (0.75 acres) and is 110.21 feet wide. Both dimensions exceed <br />the requirements of a lot in the LR-1C zoning district (0.5 acres and 100 feet in width.) <br />Access to this lot will be via a shared driveway off of Shadywood Road.
