The Contractor will protect the existing house from all damage resulting from the Work <br /> including, but not limited to,plaster cracking,water damage, etc. and shall repair or <br /> reimburse the Owner, at the Owner's option,for all damage. <br /> 3. The General Contractor is responsible for verifying and relocating all existing utility lines <br /> (electrical,plumbing,HVAC) in existing walls that are to be removed or relocated as a <br /> result of the remodeling,whether or not they are indicated in the Contract Documents. <br /> 4. The Contractor shall be responsible for correcting deviations from level, plumb, and <br /> straightness in the existing framing in all areas where a new wall finish material is being <br /> installed over existing framing(such as gypsum wallboard) and where this deviation is <br /> visually apparent after the construction is complete. This is especially critical where new <br /> cabinets,counters, miscellaneous millwork,tile,stone, and other finsh materials abut the <br /> existing construction. <br /> S. The Contractor shall not be responsible for correcting major deviations of the floors,walls, <br /> or ceilings that are out of level or plumb that are not readily apparent during the bidding <br /> inspection of the Contractor and that are not specifically called out in the Drawings. <br /> (a) In areas of major demolition the Contractor shall take measurements to verify that <br /> the structure is level,plumb, and straight. <br /> (b) The Contractor shall notify the Architect of the existence of deviations so that <br /> possible corrective actions may be taken prior to covering the Work. <br /> B. EXTERIOR <br /> 1. The Contractor shall submit to the Architect for approval a plan called the Designated <br /> Construction Area showing areas of the existing property which will be required for <br /> materials storage and construction operations. The Contractor is to erect a fence <br /> completely around this designated area. <br /> (a) Inside the Designated Construction Area: <br /> (1) The Contractor shall repair, replace,or reimburse the Owner,at the <br /> Owner's option,for all damage to any part of the this area including,but <br /> not limited to,paving,walks,decks,sod,or shrubs. Landscape materials <br /> to be replaced shall be with the appropriate material and size available for <br /> purchase. <br /> (b) Outside the Designated Construction Area: <br /> (1) The Contractor shall repair, replace,or reimburse the Owner,at the <br /> Owner's option,for all damage to all landscaping outside the designated <br /> Construction area. Reimbursements shall be in amounts equal to the <br /> estimated mature value of these landscaping items. <br /> (2) The Contractor shall repair, replace,or reimburse the Owner,at the <br /> Owner's option,for all damage to any part of this area including, but not <br /> limited to, paving,walks,decks, buildings, etc. <br /> 01700. SITE UTILITIES <br /> A. The energy and use charges for all utilities that are extended from the Owner's existing services <br /> shall be paid by the Owner. This includes gas, electricity, and telephone service. <br /> B. All special purpose utilities required shall be installed and paid for by the Contractor. <br /> C. The contractor shall provide an on-site phone for the duration of the construction project. <br />
