There does not appear to be enough lakeshore <br /> width to subdivide the property into two conforming lakeshore lots (regarding both area and lakeshore width). <br /> Further, City code section 78-1370 dictates standards for creating front lot/back lot subdivisions. I further <br /> believe that the property cannot be subdivided either by creating a front lot/back lot configuration because the <br /> property does not abut a road or by a standard subdivision.
