The building footprint area is 89,012 sq.ft. (47,286 <br /> sqft west Building, 41,726 sqft east building), requiring 89 trees. The landscape plan quantity <br /> analysis combines the trees proposed for Eisinger Meadows with those proposed for this project. <br /> This project requires 91 trees, preliminary review shows approximately 45 trees on the subject <br /> parcel. <br /> The landscaping plans should be separated, as landscaping (and corresponding security) will be <br /> required for both projects. As proposed,the landscape plan is not approvable. <br /> Additionally,the RPUD standards require landscaping in the parking lot: <br /> c. Interior parking lot landscaping. <br /> 1. All parking lots containing over 100 stalls shall be designed to incorporate unpaved, <br /> landscaped islands in number and dimension as required by the city. All landscape <br /> islands shall contain a minimum of 180 square feet. Islands which are necessary to <br /> promote the safe and efficient flow of traffic shall not be subject to the 100-stall <br /> standard and shall be required by the city when warranted. <br /> 2. Parking lot landscape areas, including landscape islands, shall be reasonably <br /> distributed throughout the parking lot area so as to break up expanses of paved areas. <br /> Parking lot landscape areas shall be provided with deciduous shade trees, ornamental <br /> or evergreen trees, plus ground cover, mulch and/or shrubbery as determined <br /> appropriate by the planning commission. Parking lot landscape trees shall be provided <br /> at the rate of one tree for each 15 surface parking spaces provided, or major fraction <br /> thereof.Parking lot landscaping shall be contained in planting beds bordered by a raised <br /> concrete curb or equivalent approved by the planning commission. <br /> Parking lot islands should be located within the parking lot, attached Exhibit L is provided as a <br /> minimum recommendation. This may impact the location of the underground retention system. <br /> Parking. The site plan should be adjusted to accommodate parking stall standards of 9 feet wide <br /> and 20 feet deep. The drive aisle can be 24 feet wide, rather than the 26 feet shown. Plans for <br /> the garages should be submitted to verify number of spaces and maneuverability. <br /> Parking for attached family dwelling units is equal to 2 spaces per unit, or 488 spaces. <br /> The plan will need to be adjusted to provide the required spaces. <br /> Dumpster/trash. It is assumed that the trash receptacles will be located within the garage areas, <br /> though no detail has been provided. Further detail of the trash removal system/storage will need <br /> to be provided. <br /> Fire department. The plans shows two fire hydrants. The Fire Chief will need to verify the number <br /> and location of hydrants. The Fire Chief will also need to verify accessibility for all structures. <br /> Plans have been submitted to the Fire Chief, staff anticipates responses prior to the item being <br /> presented to the City Council. <br />
