e minary Plat of Fox Bend - Septic System Testing
u t 22, 1989
g 4 of 4
i
al Ccnents -
Each proposed lot appears to have suitable primary and
t rnate drainfield sites. On some lots, the primary and
lt nate sites shown are the onl possible sites available. On
th lots, it is likely that additional testing could find a
lm r of potential sites, al lowing additional f lexibility in
qu placement.
In each case, drainfield sites have been designed to meet
he inimum 20' setback from property lines, and 75' setbacks
ro designated wetlands.
On the majority of lots, estreme cantion must be taken
ur ' g construction of improvements to the property. Road
on ruction will take place within 50' of tested drainfield
it on at least 6 of 17 lots, and on 2 lots the sites are
e41 ively near the area proposed to be graded to provide a
'te tion basin. I would recommend that each lot have drainfield
ijte protected by snow fence total ly surrounding the drainfield
it at a distance 20' from the boundaries of each drainfield
ys m. Additionally, when road construction plans are
ub tted, I would like to review them to determine where road
ut ould have a potential impact on drainfield sites.
Out of 34 drainfield sites tested, 29 require mound systems
d would allow a trench-type system. Each lot has primary and
lt i nate sites designated. It would not be surprising if as
ny s 20$ of the sites ultimately will have to be re-tested due
o t e buyer's preference for house sites near or conflicting
'h rainfields. Some lots are extremely limited for potential
i field sites, others provide a degree of f Iexibility in house
p c ent. ,
iven the above facts, concerns, and constraints, I would
r o end approval of the subdivision as proposed. Accompanying
t is emo is a topographic survey of the preliminary plat showing
p te tial house Iocations and locations of both primary and
a te ate drainfield sites.
