Preserve wetland requires 50 foot buffer. <br /> July 24, 2006—Memo from John Smyth to Evelyn Turner regarding Wetland Ordinance <br /> compliance requirements. Vegetation in buffer in good to moderate condition require <br /> preservation of buffer - no seeding or planting required. Recommend silt fence to be <br /> installed on upslope edge of buffer to protect buffer during construction. Recommend <br /> signage or other markers so property owner aware of buffer location. <br /> December 6, 2006—Memo from John Smyth to Evelyn Turner regarding Buffer <br /> violation. Grading not completed per submitted plan and removes existing buffer <br /> vegetation. Require to re-seed to native vegetation and recommend escrow or letter of <br /> credit of$6,400 to be held until work is completed. A portion of escrow to be used for <br /> compliance checks. <br /> December 18, 2006—Memo from John Smyth to Evelyn Turner regarding update on <br /> December 6, 2006 memo. Discuss encroachment of <br /> retaining wall and garden into buffer. Provide options for rectification. <br /> June 8, 2007—Email from Melanie to Mr. Bohl. Provide two options to replace lost <br /> buffer from retaining wall and garden. Option 1: Expansion of buffer area directly down <br /> slope from home at a 1:1 replacement ration. Option 2: Expansion of buffer in a <br /> different area of the property at a 2:1 ratio. Explains that lower ratio is allowed directly <br /> behind house because area is most impacted by runoff. <br /> November, 2007 - Option 2 is chosen by Mr. Bohl. Submits necessary paper work and <br /> survey to shift a portion of the buffer to another part of his property to make up for buffer <br /> lost from garden and retaining wall. Provides updated survey of buffer location. <br /> June 2008 —Mr. Bohl requests release of escrow. <br /> June 24, 2008 —Melanie Curtis and John Smyth visit site to determine compliance. Sod <br /> has been placed into buffer area which is a violation of the Wetland Ordinance. Per the <br /> Wetland Ordinance buffers are required to contain native vegetation. <br />
