To bring me more up to date, Mike Gaffron forwarded your previous email <br /> chain to me (it is attached). <br /> I cannot locate a wetland delineation for this property. Please us send a copy to put in the address file. The delineation should be <br /> submitted to the MCWD for their review and approval. If you have not done this, it should be approved by the MCWD before making an <br /> application to the City. Any changes to the wetland should be shown on the survey. <br /> I understand that a potential buyer is interested in moving the existing drainage easement to an alternate location on the property. I've <br /> outlined the steps to explore whether this drainage easement can be moved. <br /> #1 -The establishment of an alternate over-land drainage easemenUswale location. Over land drainage is preferable. Sub-surface <br /> piping alone or other below grade method will not be sufficient, or approved by the City. The new drainage swale would have to be <br /> dedicated as a new drainage easement prior to vacation of the existing one. The Citys engineer would need to review and approve the <br /> new easement and any alteration to the existing site. In order to do this the City requires additional information to be shown on the <br /> survey. <br /> 1. Show existing topography and proposed grades; <br /> 2. Show all of the existing buildings—a possible location for the proposed home would also be helpful; <br /> 3. Show the driveway—existing and any proposed changes; <br /> 4. Show the stormwater pond on the survey including the outlet structure with overflow, outlet and weir elevations; <br /> 5. Show existing (and proposed)septic system. As I believe a new home is to be proposed,testing should be conducted and <br /> two new, proposed 5-bedroom site designs must be submitted for review and shown on the survey. Contact Willie Gibbs, <br /> Orono's Septic Manager, at 952249.4626 for more information. <br /> #2—The second step is an application for a City grading permit to grade the new swale. The above revisions to the survey are <br /> necessary in order for the City to review your grading permit request. An escrow in the amount of$500 is required for this type of <br /> permit. <br /> #3- Vacation of the existing drainage easement is the final step. <br /> Please let me know if you have any questions. If the property owner is interested in this project I believe the best way to begin would <br /> be a meeting between the owner/applicant, myself and the City's engineer.
