Staff conducted a preliminary review based on the information provided and <br /> recommends the following items be submitted or revised in order for your application to be considered complete <br /> and for the plan review to continue: <br /> 1. Certificate of Survey. Upon reviewing the survey dated 1-16-2017 we have the following comments: <br /> a. There is a lot going on, on the survey. Please have the surveyor submit an existing survey, <br /> identifying hardcover which corresponds to the Key to Survey on the City's hardcover calculation <br /> worksheet. <br /> b. Please have a proposed survey submitted identifying hardcover using the Key to Survey from the <br /> City's hardcover calculation worksheet. <br /> c. The erosion control plan submitted to the MCWD for permit is not shown on the current plan. <br /> Have the survey updated to reflect the erosion control measures shown on the plan submitted to <br /> the MCWD. <br /> Please note our engineer has not reviewed the survey. Please provide two (2) copies of each survey <br /> (existing and proposed)for our review. Once we receive the survey's they will be reviewed and additional <br /> comments may be forthcoming. <br /> 2. Structural Coverage. Lots under 2 acres in size are allowed up to 15% of the gross area of the lot to be <br /> covered in structure. Based on the information provided, the proposed structural coverage is at 15.28% <br /> or 2,823 square feet. Please note the steps from the existing second story deck are considered structural <br /> coverage. Please provide clarification on the square footage of the steps and if they are being accounted <br /> for on the City's hardcover calculation worksheet. Please make adjustments to the plans and survey to <br /> meet the 15%structural coverage or 2,769 square feet and submit updated information for our review. <br /> 3. Landscape Plan. Other than the proposed patios, steps, etc. shown on the survey will there be any other <br /> changes to the landscaping? If so, the City requires a landscape plan be submitted showing all the <br /> proposed exterior/landscaping improvements, i.e. patios, grading, sidewalks, retaining walls, etc. The <br /> plan should include the name of the individual performing the work. Any proposed patios, grading, <br /> sidewalks, retaining walls shown on the landscape plan should also be reflected on the survey. <br />
