The <br /> property has an existing lot area of 0.994 acres and approximately 230' of defined width <br /> per Hennepin County tax records. The defined width exceeds the 200' minimum. <br /> Principal structure setback requirements are 50' from the front and rear property lines and <br /> 30' from the side property lines. The existing house appears to meet these setbacks per <br /> aerial photography on file at the City Offices. <br /> The lot is nonconforming in area at 0.994 acres when 2.0 acres is required. If the existing <br /> structure was destroyed, a variance to lot area would be required in order to rebuild on <br /> the site within the same footprint. Based on the history of lot area variances for <br /> teardowns/rebuilds it is likely that the City Council would grant a lot area variance.
