The property contains both natural <br /> and cultivated wooded areas as well as sloping grades and wetlands. There is an existing home <br /> and small garage located on the subject property, both which may remain following the <br /> subdivision;the setbacks are met. The existing driveway configuration will remain with the <br /> exception of the new curb cut serving the subject property. <br /> The Conservation Design Report by Anderson Engineering submitted for the original plat (see <br /> Exhibit E) provides a more detailed overview of the natural site characteristics. The revised <br /> subdivision plan reflects the developer's desire to protect significant tree stands; removal of <br /> invasive and diseased trees will be done on an as-needed basis.The goal of the revised <br /> development design and grading plan is to minimize tree removal and clearing. They hope to <br /> preserve the existing vegetation along the Orono Orchard Road corridor. Planning Commission <br /> should review the Report and discuss the recommendations. <br /> As each of the lots exceed 1.99 acres in area,there is no limit on overall structural building <br /> coverage. <br /> City Engineer Comments <br /> The City Engineer is reviewing the preliminary plat plans. Engineering comments will be <br /> forthcoming once the Minnehaha Creek Watershed District has received and reviewed the <br /> stormwater plan. <br /> If there are any changes needed resulting from the MCWD or City Engineer's review,the <br /> applicant can respond to those prior to placement on the City Council agenda. If the comments <br /> result in significant changes to the plat layout it may be brought back to the Planning <br /> Commission for another review. <br /> Easements <br /> Drainage& Utility.The City requires standard perimeter drainage and utility easements around <br /> all property boundaries in the Plat and drainage easements over the wetland areas. The <br /> easements shown on the proposed preliminary plat drawing should be revised to conform to <br /> the standard;the Final Plat must meet the City standards. <br /> Drainage and Utility Easements are required over any stormwater facilities that may be required <br />
